Can I hire Artwill just for project management without your design service?
Yes. This is exactly what our standalone project management service is designed for. Many clients already have a designer (or in-house design team) and engage Artwill purely for build oversight. Our project managers work to your designer's drawings, collaborate with your designer, but report to you (the owner). We also handle BD submissions, contractor coordination, variation management, payment recommendations, and defect tracking through to handover.
How is interior project management priced in Hong Kong?
Pricing is structured either as a percentage of construction value or, for longer projects (over 10 months), as a monthly retainer. For tightly-defined office fit-outs, fixed-fee arrangements are common. We quote after understanding project scope and timeline; the first consultation is free.
Do you take responsibility for build quality?
Yes. As your project manager, we walk the site weekly and sign off each contractor's work quality, and we own the defect-correction process. We do not assume subcontractor risk (the owner contracts trades directly under their own contracts and liability); our role is defect tracking, rectification follow-through, and payment recommendation. If you want Artwill to assume subcontractor risk, that requires switching to design-and-build (where Artwill itself holds the construction contract).
What if the project manager and designer disagree?
The owner is the final decision-maker, with both parties' positions documented in writing for arbitration. Common disagreement categories: (a) aesthetic vs budget (designer favours design integrity, PM favours budget discipline), we present options with cost impact; (b) aesthetic vs schedule (designer wants special process, PM raises timeline risk); (c) aesthetic vs buildability (PM consults contractor on feasibility). About 90 percent resolve through information clarification; the remaining 10 percent go to owner decision, and we execute either way.
How often will I receive PM deliverables?
Standard cadence: weekly site photo log (Friday evening), progress report every two weeks (schedule update plus completion percentage plus the risks ahead), monthly cost report (used vs budget plus changes logged plus remaining forecast), quarterly review meeting (owner plus designer plus PM), urgent matters via WhatsApp or phone within 24 hours.
Do you handle procurement? How is markup calculated?
We assist with procurement (furniture, lighting, fixtures) but without markup. The owner contracts directly with suppliers; Artwill only coordinates and inspects deliveries. The reason: we want the owner to see supplier net prices and avoid procurement conflict of interest. If you prefer Artwill to assume procurement responsibility (with liability included), a coordination fee applies, clearly documented in the contract.
