Taikoo Shing Interior Design
Taikoo Shing renovation is a discipline of its own. Swire Properties built the estate in stages from late 1976 through the late 1980s, 61 residential towers and about 12,700 units, and it remains one of Hong Kong's most actively traded blue-chip estates. That constant turnover means each new owner inherits a flat whose building fabric is around forty years old, so most handovers become full renovations: pipework, bathrooms, kitchen and layout in one pass. Artwill has completed design and build work in the estate itself, at Hsia Kung Mansion in Kam Din Terrace, and in neighbouring Quarry Bay at Casa 880 and Mount Parker Residences.
- Buildings of this era commonly retain unlined galvanised iron fresh-water pipes, a material the Water Supplies Department has banned and recommends replacing; flushing pipework is a standard replacement item too, and any plumbing alteration needs a licensed plumber with Water Authority consent, so we plan a full repipe into the works rather than patching
- The estate's management posted notices in 2023 warning that converting the enclosed kitchen to an open kitchen may breach fire and building regulations: the kitchen enclosure walls and the fire-rated kitchen door stay unless a registered professional certifies a compliant design, and we manage that compliance rather than design around it
- Layouts run in four families (two-bedroom, three-bedroom, three-bedroom ensuite, and ensuite plus helper's room), square and efficient in most stages with the diamond-shaped living rooms appearing only in Harbour View Gardens, so the right plan depends on which stage the flat is in
- Works are registered with the estate management office before starting; a deposit, permitted working hours, contractor registration and debris removal arrangements are commonly required, and we confirm the current terms with the office as part of project setup

Taikoo Shing, common questions
Can a Taikoo Shing kitchen be converted to an open kitchen?
Treat it as restricted. In 2023 the estate's management posted notices in the lobbies warning that open-kitchen conversions may breach fire safety and Buildings Ordinance requirements, and that the kitchen enclosure walls and fire-rated door must be retained. Any such change needs a registered professional to review and certify the design first. We assess it case by case and handle the compliance path.
Does a Taikoo Shing renovation need the water pipes replaced?
Usually yes, planned in from the start. Flats of this era commonly still carry unlined galvanised iron fresh-water pipes, which corrode and which the Water Supplies Department has banned in favour of copper, stainless steel and other approved materials. Replacing supply and flushing pipework opens walls and floors anyway, which is why bathrooms and kitchens are typically renewed in the same pass.
Do the different stages of Taikoo Shing renovate differently?
Yes. The estate was built in stages (Tsui Woo, Kao Shan, Kam Din, On Shing, Sing Fai, Harbour View Gardens, Kwun Hoi and Horizon Gardens), and layouts differ by stage, including the diamond-shaped living rooms found only in Harbour View Gardens. We start from the actual stage and floor plan, and we never assume a wall is non-structural without checking the approved plans.
